From 1 April, the threshold at which first-time buyers start paying stamp duty will drop back to \u00a3300,000 from its current level of \u00a3425,000.<\/span><span is=\"qowt-word-run\" qowt-eid=\"E331\" id=\"E331\">2<\/span><span is=\"qowt-word-run\" qowt-eid=\"E332\" id=\"E332\"> <\/span><span is=\"qowt-word-run\" qowt-eid=\"E333\" id=\"E333\">This change means that a first-time buyer purchasing a property valued at \u00a3425,000 would face a stamp duty bill of \u00a36,205, whereas previously they paid none.<\/span><span is=\"qowt-word-run\" qowt-eid=\"E334\" id=\"E334\">3<\/span><span is=\"qowt-word-run\" qowt-eid=\"E335\" id=\"E335\"> The costs climb even higher for properties priced between \u00a3425,000 and \u00a3625,000, with buyers facing an additional \u00a311,250<\/span><span is=\"qowt-word-run\" qowt-eid=\"E336\" id=\"E336\">.<\/span><span is=\"qowt-word-run\" qowt-eid=\"E337\" id=\"E337\">3<\/span><\/p>\n<p is=\"qowt-word-para\" qowt-lvl=\"undefined\" qowt-entry=\"undefined\" qowt-eid=\"E338\" id=\"E338\" class=\"x-scope qowt-word-para-1\"><span is=\"qowt-word-run\" qowt-eid=\"E339\" id=\"E339\">Not only first-time buyers but also home movers are affected by the changes. From April, the stamp duty threshold for these buyers will be reduced from \u00a3250,000 to \u00a3125,000, potentially adding up to \u00a32,500 in extra costs. This has led to a heightened interest in chain-free homes, with Zoopla reporting a 9% spike in views and a 33% increase in buyer enquiries<\/span><span is=\"qowt-word-run\" qowt-eid=\"E340\" id=\"E340\">.<\/span><span is=\"qowt-word-run\" qowt-eid=\"E341\" id=\"E341\">3<\/span><\/p>\n<p is=\"qowt-word-para\" qowt-lvl=\"undefined\" qowt-entry=\"undefined\" qowt-eid=\"E342\" id=\"E342\" class=\"x-scope qowt-word-para-2\"><span is=\"qowt-word-run\" qowt-eid=\"E343\" id=\"E343\">The benefits of a chain-free property<\/span><\/p>\n<p is=\"qowt-word-para\" qowt-lvl=\"undefined\" qowt-entry=\"undefined\" qowt-eid=\"E344\" id=\"E344\" class=\"x-scope qowt-word-para-1\"><span is=\"qowt-word-run\" qowt-eid=\"E345\" id=\"E345\">Why chain-free? Sellers, recognising the high demand for chain-free properties, are charging between 3% to 7% more, depending on the property\u2019s location and condition.
